Dunure House Terms and Conditions, Booking & Cancellation Policy

Welcome to Dunure House.
These Terms & Conditions apply to all bookings made directly through the Dunure House website. By making a reservation, you agree to the terms outlined below.
Our aim is to provide every guest with a relaxing, enjoyable and memorable stay while protecting both our guests and our historic property.
About Dunure House
Dunure House is a private self-catering holiday home located in Dunure, South Ayrshire, Scotland.
The property accommodates up to eight guests and is available for short holiday stays.
Making a Booking
Bookings may be made:
- Directly through our website
- By email
- By telephone
- Through approved booking partners
A booking is confirmed only once:
- Payment (or deposit where applicable) has been received, and
- You have received written confirmation from Dunure House.
Payment
Payment terms will be confirmed at the time of booking.
Where applicable:
- A deposit may be required to secure your reservation.
- The remaining balance must be paid before arrival.
- Failure to make payment by the agreed date may result in cancellation of your booking.
Accepted payment methods will be confirmed during the booking process.
Security Deposit
We reserve the right to request a refundable security deposit before arrival.
This may be used to cover:
- Damage to the property
- Excessive cleaning
- Missing items
- Breach of these Terms & Conditions
Any remaining balance will be returned following inspection of the property.
Check-in
Unless otherwise agreed:
Check-in: From 4:00 PM
Guests will receive arrival instructions and key collection details before arrival.
Check-out
Check-out: By 10:00 AM
This allows sufficient time to prepare the property for incoming guests.
Late departures may incur additional charges unless agreed in advance.
Guest Numbers
The maximum occupancy is eight guests.
Only guests included in the booking may stay overnight unless agreed in advance.
Children
Children are welcome but must be supervised at all times, particularly within the gardens and surrounding areas.
Parents and guardians remain responsible for children’s safety throughout their stay.
Pets
Unless otherwise agreed in writing, pets are not permitted.
(Amend this section if you later decide to accept pets.)
Smoking
Dunure House is a strictly non-smoking property.
Smoking and vaping are not permitted inside the house.
Guests may smoke outside only, ensuring cigarette ends are disposed of safely.
Noise & Respect for Neighbours
Dunure House is located within a peaceful residential area.
Guests are kindly asked to respect our neighbours and observe quiet hours between:
11:00 PM and 8:00 AM
Parties, events and excessive noise are not permitted.
Care of the Property
Guests are expected to treat Dunure House with care and respect.
Please:
- Leave the property in a reasonable condition.
- Report any accidental damage promptly.
- Respect the historic nature of the building.
- Follow any instructions provided during your stay.
Damage
Guests are responsible for any loss or damage caused during their stay beyond reasonable wear and tear.
We understand accidents happen and encourage guests to report any issues as soon as possible.
Historic Property
Dunure House is a Category B Listed historic property, originally built in 1820.
Some original architectural features have been carefully preserved.
Guests are asked to take reasonable care while enjoying the unique character of the home.
Parking
Free parking is available within the private grounds.
Vehicles are parked entirely at the owner’s risk.
Dunure House accepts no responsibility for theft or damage to vehicles or their contents.
Personal Belongings
Guests are responsible for their own belongings throughout their stay.
Please ensure valuables are kept secure.
Internet Access
Complimentary Wi-Fi is provided.
Whilst we aim to provide reliable internet access, we cannot guarantee uninterrupted service.
Guests agree not to use the internet connection for unlawful purposes.
House Rules
To ensure everyone enjoys their stay, we kindly ask guests to:
- Respect neighbouring properties.
- Keep noise to a minimum during quiet hours.
- Leave the property tidy upon departure.
- Report any maintenance issues promptly.
- Follow all safety instructions provided.
Cancellation Policy
We understand that plans can sometimes change.
More than 30 days before arrival
Full refund.
Between 14 and 30 days before arrival
50% refund of the total booking value.
Less than 14 days before arrival
Unfortunately, bookings become non-refundable.
Early Departure
No refund can be provided for unused nights once your stay has commenced.
Changes to Bookings
Where possible, we will do our best to accommodate date changes.
Changes are subject to availability and may incur additional charges.
Exceptional Circumstances
Should Dunure House become unavailable due to circumstances beyond our control (such as severe weather, essential repairs or other unforeseen events), we will:
- Offer alternative dates where possible; or
- Provide a full refund of any payments received.
Our liability is limited to the value of your booking.
Force Majeure
We cannot accept responsibility for events beyond our reasonable control, including but not limited to:
- Severe weather
- Flooding
- Storms
- Power outages
- Government restrictions
- Acts of nature
- Transport disruption
Liability
Guests are responsible for ensuring the property is suitable for their needs before booking.
Whilst every effort is made to ensure your stay is enjoyable, Dunure House shall not be liable for:
- Personal injury unless caused by negligence.
- Loss or damage to personal belongings.
- Travel disruption.
- Third-party services.
- Events beyond our control.
Nothing in these Terms excludes liability where it cannot legally be excluded under UK law.
Complaints
If you experience any issue during your stay, please contact us as soon as possible.
We will make every reasonable effort to resolve any concerns promptly.
Privacy
Personal information is handled in accordance with our Privacy Policy.

Governing Law
These Terms & Conditions are governed by the laws of Scotland.
Any disputes arising from bookings shall be subject to the exclusive jurisdiction of the Scottish courts.
